When a template isn't enough
and you need a real system

The Challenge

Lowis had already purchased the Airbnb OS template — a good starting point, but his business model was more complex than a standard setup. Riviera Vacation Homes manages properties on behalf of multiple individual owners, each of whom expects their own private financial statement showing gross revenue, management commission, net payout, and expense breakdowns.

Notion doesn't have native per-user permission filtering at the page level — so creating private "owner portals" required a creative architectural workaround. On top of that, Lowis needed a unified operations calendar that merged bookings, cleaning schedules, and maintenance across the entire portfolio. None of this was in the original template.

  • Owner Portal workaround — using Notion's filtered database views, each owner receives a branded page that shows only their properties and their financial data. The architecture works within Notion's permission limits without requiring separate workspaces.
